Since Clearwater Lofts are new 21/22 we had the dryer vents cleaned and added bird preventer cages on all vents in 2025. Service Monkey did the dryer vent cleaning. The HOA paid for the dryer vent cleaning this time only since we were doing the bird cages installs, but our declaration allows for direct charge back to the homeowner. 3 years of use and no real issues with the vents. Our plan to have them cleaned every 3 years and bill to owners - this assures that the work gets done to all units.
No inspection of the gas fireplaces to date. Again the places are new, so the plan is within five years with first inspection in 2026. Followed by 3 year inspection cycles. Billed back to owners.
If you have radiant floor heating, we recommend HOAs do a unit zone valve inspection periodically (3-5yrs). The valves fail and stay open or closed. Also have seen some minor corrosion around valve inlets. Again the zone valve manifold is within the owners unit and billed back to the owner for any repairs/replacements
