Our buildings (Frey Gulch) are relatively new, built in 2013.  Our board is raising the idea of having our dryer vents cleaned and our gas fireplaces inspected and cleaned.  Have any other HOA's addressed this and who have they sources out this work to?  Also, how often would you recommend these services to be done?

We use Consider it Done for both dryer and fireplace.  Every two years for both.  The HOA board sends reminders to homeowners to get it done, but it’s a homeowner responsibility and cost

Kinda depends on the property but normally recommend it be done yearly you can probably get away with doing it every 3 years but I wouldn't pushing it to far past that for cleaning. Consider it done or service monkey will do it.

It's also good to check with our insurance because sometimes they have requirements for how often they need to be cleaned.

Gas fire places should be inspected annually, mainly to check for gas leaks or CO being pumped into the unit (depending on the model)

Hi, I'm part of the Alders HOA. We recommend having your dryer vent serviced annually. I wholeheartedly agree. I don't see how to attach photos here but we discovered a large bird nest in the vent that was definitely a fire hazard so I'm thankful we had it cleaned.

As for fireplace flume service I did mine for the first time in the 5 years since our place was built and it was in good condition. Our HOA recommends doing this annually as well.

You didn't ask but our HOA also recommends annual boiler maintenance which I've kept up with and it's been helpful in keeping it running reliably.

Soda Spring gets the fireplaces inspected every year, paid by the association.  If there are repairs or the flues need cleaning, it an owner responsibility to complete the repairs. We use Consider it done.
